Situated in an enchanting position, this house of considerable size was recently rebuilt to high specification. Only four kilometres from the city of Gualdo Tadino with its charming historical centre, it is also half way between Assisi and Gubbio.
Situata in un’incantevole posizione, questa casa di considerevole grandezza è stata recentemente ricostruita ad alta specificazione. Solo a quattro chilometri dalla storica città di Gualdo Tadino, a metà strada fra Assisi e Gubbio, è vicina a supermercati, negozi e servizi.
Il fabbricato è composto di tre piani, facilmente divisibile in tre appartamenti con entrate indipendenti . sette camere, quattro bagni, tre cucine (due abitabili), due salotti ed una grande sala d’ingresso. In più una cantina ,una lavanderia e diversi ripostigli.

‘La Casetta’ is located in the vineyard and has a double room, shower room, sitting area and kitchen. The garage is covered and incorporates a large workshop area. There are two outbuildings used for garden storage. The house is surrounded by a well planted garden that includes ornamental shrubs and fruit trees with a well established vineyard of approximately 120 vines that produces about 150 litres of wine.
Nella vigna si trova una casetta ben rifinita come dependance . Un posto macchina coperto e un capace disimpegno è stato ricavato intorno al retro della casa. Nella corte ci sono due costruzioni usate per magazzino. La casa è circondata da un giardino ornamentale con alberi da frutta ed una vigna con circa 120 viti mature. La piscina sopraelevata alle falde della collina con due terrazze.
Le rifiniture sono di alto grado, finestre in abete massiccio e portelloni in castagno massiccio, scale disegnate, in rovere con rifiniture in ferro battuto.
The heating is powered by a GPL gas cylinder sunk into the ground and is controllable in different sections from 2 boilers. Mains water is supplied and there is also a 100 foot deep well used for filling the swimming pool and to water the garden using a system of well positioned taps.
Il riscaldamento è a gas GPL con bombola a tartufo, è controllabile in diverse sezioni della casa. L’acqua è fornita dall’acquedotto comunale, in più c’è un pozzo artesiano per la piscina e con un sistema di tubi e rubinetti locati in posizioni utili per l’innaffiamento del giardino.
The house is in open countryside with spectacular views towards the mountains and would lend itself to be used as holiday apartment lettings. It is close to many good restaurants, supermarkets, shops and has excellent road and rail links to the coast, major cities and Ancona and Perugia airports.

The house is on three floors, easily divided into three apartments with independent entrances. Seven bedrooms, four bathrooms, two kitchens, two living rooms and a large hall. There is a cellar, a utility room and various storerooms. The windows are made of solid pine and the shutters from solid chestnut with oak staircases decorated with attractive wrought iron work.
